My For Sale Sign

This new feature is our effort at "Reality Real Estate."  We will, as much as possible write about the actual events surrounding a particular client as they experience them.  The initial series is following Randi and Tony as they embark on a journey to sell their Yuba City Condo and buy a larger home.  Check back often and feel free to send us your thoughts and ideas.

North to Alaska (5.15.07)

I started my reality real estate series a few months ago with an agreement from Randi and Tony to follow the sale of their Yuba City Condo.  I thought it would be a great transaction to follow because the property was nice, Randi and Tony are great people and when they sold it they wanted to go out and find a larger home.  It all sounded good but with the slowing market their condo has not sold and I am tired of writing about waiting and patience. 

 

My newest addition to MyForSaleSign is my own property in Anchorage, Alaska.  My husband Michael and I have owned a rental property up there for the past few years and have decided now is the time to sell it.  How we came to own it and the condition it was in is a long story but before we could sell it we had to do some extensive remodeling.  Last fall, we replaced the siding and all exterior windows and doors.  We also removed a back porch, added new decks and did a fair amount of yard work.   Finally we hauled away a dumpster worth of trash left by the previous occupant.

 

This spring we are redoing the entire inside with almost every surface in the place painted or new.  Included are all new interior doors, new laminate floors, new tiled bathrooms and carpet in the master bedroom.  I will have some “in progress” photos linked here soon.  In the kitchen there will be all new cabinets and the list goes on and on.  When we run a few errands, we end-up spending hundreds of dollars at every stop.  Getting a home in condition to sell can be expensive.

 

Yesterday we selected our Realtor, a recommendation from my sister, Lynn.  Laura has been in the business for several years and we have been communicating most of the winter about the Anchorage market.  She originally saw the house before we started the work so she was pleasantly surprised when she came by yesterday and saw what we have accomplished so far.  We have tentatively agreed to put it on the market for $224,000 and just this morning we were working on the Alaska seller disclosures which are not as detailed as ours in California but took about an hour to complete. 

We will be meeting with here later today to finalize the agreement and the house should be on the market by tomorrow.
